This 1980s rear extension in the Heron Hill area of Kendal had a torch-on felt flat roof that was showing its age after 18 years. Multiple repairs had been attempted over the years — visible as overlapping felt patches in different colours — but leaks continued to appear in the kitchen below during heavy rain. Our inspection found that the felt had cracked at both upstand junctions where it met the main house wall, the lap joints between felt rolls had opened up, and there was no insulation beneath the covering. The customer wanted a permanent solution rather than another temporary fix.
We specified Firestone EPDM rubber roofing for this extension because the 4.5m × 3.2m roof area could be covered by a single sheet with zero on-site joints. After stripping the old felt layers, we found the plywood deck was still sound. We installed 100mm Celotex PIR insulation with tapered sections creating a positive fall toward the gutter, added a vapour barrier on the warm side, and bonded the EPDM membrane in a single continuous sheet. The membrane was dressed into new aluminium edge trims and sealed against the house wall with a proper lead flashing detail.
Two years on and the customer reports zero leaks, noticeably warmer kitchen temperatures, and no condensation on the ceiling — all problems they'd lived with for years. The EPDM membrane has a proven track record exceeding 40 years, so this roof should outlast the extension itself.
